Interview and hire a reputable licensed contractor.

Every planned unit development  has covenants, conditions, and restrictions that govern what the neighborhood will look like and the timeframe in which they want all homes to be completed.

Custom lot prices vary depending upon location, views and size.

 

Master planned communities:
Average lot price minimum is now in the $400k's, depending upon the views and of what.

 

 

Non-master planned communities:
Rural/horse zoned lots are in the $300k's range and have minor restrictions.

 

Does the entire process of designing and building scare you and will you be divorced during or after that process?

Things to know:

 

Make sure the builder keeps you within your proposed budget. Take a look at his quality of finished product from other clients.

Contact the local state contractor's board to determine if there are any lawsuits or complaints against the builder.

Make sure you are aware of and read the design criteria during your due diligence period to determine if your dream home is suitable for that particular neighborhood and/or lot.

Determine if it meets the minimum and maximum square footages, height restrictions, style, etc.

Oh, don't forget - environmental issues need to be researched and reviewed.

Test the soils during your due diligence period.
